# GENERAL BOOKING CONDITIONS

## 1. BOOKING CONFIRMATION
The booking is considered confirmed only upon receipt of the deposit payment (*caparra confirmatoria*) within the timeframes and methods specified at the time of booking. In the absence of payment within the established terms, the property reserves the right to cancel the booking without further notice.

## 2. PAYMENT AND DEPOSIT
### Accepted payment methods
* Bank transfer
* Credit/debit card
* PayPal (any transaction fees to be paid by the customer)
* Cash (only at check-in, within legal limits)
### Security deposit
Upon check-in, a security deposit may be required to guarantee against potential damages. The deposit will be refunded at check-out, following a property inspection, within 24 hours of departure. In the case of a credit card pre-authorization, the release will occur within 7 business days.

## 3. CANCELLATION POLICY AND REFUNDS
### Free cancellation
The customer is entitled to free cancellation with a full refund of the deposit if the cancellation is communicated in writing within the days specified by the rate.
### No-show
In the event of a non-arrival without prior communication, the full amount of the stay will be retained as a penalty.
### Booking modifications
Changes to dates or accommodation types are subject to availability and potential price variations. Reductions in the number of nights during an ongoing stay do not entitle the customer to a refund.
### Early departure
In case of departure prior to the scheduled date, no refund will be issued for the unused nights.

## 4. CHECK-IN AND CHECK-OUT
### Hours
* **Check-in:** from **3:00 PM** to **7:00 PM**
* **Check-out:** by **11:00 AM**
Arrivals outside the specified hours must be agreed upon in advance and in writing. An extra charge may apply for out-of-hours check-ins.
### Arrival procedure
The customer is required to communicate their estimated time of arrival at least 48 hours before check-in. Upon arrival, a valid ID document will be requested for all adult guests for mandatory reporting to the public safety authorities (Art. 109 T.U.L.P.S.).
### Early check-out
Customers are kindly requested to communicate any early departures the evening before. The property reserves the right to charge an additional night in the event of an unagreed late check-out.

## 5. DAMAGES AND LIABILITY
### Customer liability
The customer is responsible for any damage caused to the property, furniture, equipment, and amenities during the stay, whether by themselves, additional guests, or minors in their care.
Damages will be assessed at check-out and charged to the customer. If costs exceed the security deposit withheld, the property reserves the right to request reimbursement for the excess within **7 days** of check-out, and to pursue legal action in case of non-compliance.
### Theft
The property declines all responsibility for the theft of personal items left unattended in common areas or within rooms/apartments. It is recommended to use the safe where available and not to leave valuable objects in plain sight.
### Lost items
Items forgotten by the customer will be kept for **30 days** from the date of departure. Recovery of items is at the customer's expense. After this period, the property is not obliged to store them.

## 6. HOUSE RULES
* **Smoking** is strictly forbidden inside the rooms and apartments. Smoking is only permitted in the designated outdoor areas. In case of violation, a penalty of €250 will be applied for extraordinary cleaning.
* **Pets** are allowed only by prior written agreement before booking and may be subject to a supplement. Not all accommodations are pet-friendly.
* It is forbidden to bring **unregistered guests** into the rooms or apartments after 7:00 PM. The presence of additional overnight guests not included in the booking must be communicated and may incur extra costs.
* Respect for **nighttime quiet hours** is required from 10:00 PM to 8:00 AM.
* The use of **portable gas stoves, barbecues**, or any other cooking appliances not provided by the property is forbidden, unless otherwise agreed.
* Waste must be disposed of according to the instructions provided at check-in (waste sorting).

## 7. FORCE MAJEURE
The property is not responsible for service disruptions caused by events of force majeure (natural disasters, health emergencies, public utility interruptions, etc.). In such cases, the possibility of a refund or relocation will be evaluated on a case-by-case basis.

## 8. PRIVACY
Personal data provided by the customer will be processed in compliance with Regulation (EU) 2016/679 (GDPR) exclusively for purposes related to booking management and legal obligations. Data will not be disclosed to third parties unless required by law.

## 9. JURISDICTION
For any dispute arising from this booking, the Court of **Siena** shall have exclusive jurisdiction, unless otherwise agreed between the parties. For consumer customers residing within the European Union, the consumer protection regulations in force in their country of residence shall apply.

## 10. ACCEPTANCE
Confirmation of the booking (via deposit payment, signing of the booking form, or explicit online acceptance) constitutes full acceptance of these General Conditions.
